- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

In the characteristic borgo of San Pantaleo, perched among the granite mountains of the Gallura, just a few kilometres from its centre, stands Villa Typha, immersed in the wonderful countryside of the Gallura hinterland. Completely independent, and framed by the Cugnana massif and centuries-old juniper forests, it enjoys an almost enchanted tranquillity. Main protagonist is the large private park, harmoniously enlivened by native plants and exotic palms, with the luxurious swimming pool entirely lined in Orosei marble, as well as a football pitch, a bowls court and a tennis court. Several living areas have been set up: the white wooden-beamed pergola, the bar counter with sofas and the beautiful stone table in the outdoor kitchen, where guests can relax while enjoying the beauty of the surrounding nature. Cala dei Ginepri, Porto Cervo, Golfo del Pevero, Arzachena and Liscia di Vacca are just a few of the resorts with strong tourist appeal and splendid beaches in the area, all within easy reach.
Interior:
Villa Typha has three floors, connected internally and fully air-conditioned. On the ground floor, guests are welcomed by a bright open-plan area, with windows facing the veranda and the garden, composed of a living area with sofa, round table and well-equipped kitchen. On the left, two steps lead down to a guest bathroom and to a double bedroom facing the garden and pool and to a twin bedroom with bunk beds and ensuite bathroom with tub. From the entrance, two flights of stairs lead up to the first floor (18 steps) and down to the basement (17 steps). A terracotta staircase with wrought-iron handrail leads up to the first floor to a study which leads to a double bedroom with ensuite bathroom with shower, with both rooms facing the terrace that overlooks the garden. Going down to the basement you come to a living area with a fully-equipped kitchen, sofas and a guest bathroom. From here, a corridor leads to a double bedroom with ensuite bathroom with shower, to the laundry room, a bathroom with shower and another double bedroom with ensuite bathroom with shower. A second living area with sofa and TV has direct access to the garden via 5 steps.
Park:
A fabulous private park of 12000 sq m frames Villa Typha, totally immersed in a lush lawn surrounded by a large cypress hedge and several cycas plants that give it an exotic touch. The spectacular colours of the flowering bougainvilleas and dipladenias, along with the unmistakable scents of the olive trees and Mediterranean scrub, create an evocative landscape where guests can relax in peace and tranquillity assured by the villa's strategically reseved location. A stone walkway, lined with beautiful palms and illuminated by lamps, divides the park into two areas: the first directly connected to the villa where you can relax under the shade of the olive trees, with the swimming pool, the outdoor kitchen equipped with dining table, barbecue and wood-burning oven and the covered fitness area ( equipped with elliptical, weight bench, tapis roulant, cyclette, abdominal bench and gym weights) while the second, more private, consists of the football pitch, tennis court and bowls court. The ideal place to escape the stress of daily life and where you can admire spectacular summer sunsets surrounded by the cool sea breeze. The park is completed by two driveways leading to private parking areas: a covered one at the back for three cars and a covered one in front for three more cars.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful swimming pool is visible from the outdoor living area and accessible from the villa along a 20 m stone walkway. Of an irregular cloverleaf shape, it has an area of 80 sq m with the depth varying from 220 to 120 cm and then up to 40 cm in the area dedicated to children. Access to the water is down a step positioned near the hydromassage area. With stone walls and lined in Orosei marble, the pool has chlorine purification and 4 blue LED internal spotlights. The sunbathing area, shaded on two sides by olive trees and elegantly bordered by Orosei marble paving, is equipped with sunbeds, a sun canopy, small tables and an outdoor shower. The pool is open from the last Saturday in April until the first Saturday in October.
Tennis-court:
The tennis court, private and fenced, is covered in synthetic grass, illuminated by lampposts, and covers an area of 580 square meters. It is located in the large park, approximately 100 meters from the property. Four rackets are available for the guests of the villa.
