This apartment is made up of the apartment Erica and apartment Fresia. It is on the ground floor and has entrance doors facing South, East and North.

The apartment, surrounded by chestnut woods, lies in a park of 2,000 sqm on the top of a small hill, 500m above sea level, in Valcanina, Sassetta, Livorno. In the park there is a swimming pool and there are many varieties of plants which are all signposted with their names. Just 50m away is a restaurant and it is only 800m from the picturesque village of Sassetta where you will find restaurants, bars, a mini supermarket, chemist and bank. Marina di Castagneto, the seaside and our private beach are 12km away. It is an ideal location for a completely relaxing holiday.

The villa,of recent construction, has tiled floors of light grey throughout and its fixtures, fittings and furnishings are all of a very high standard.







The south facing part of the apartment with bathroom has no architectural barriers and so can also cater for people with a disability.

From the garden one enters the large living room which has two sofas which convert into four single beds. In this living room there are two fully equipped kitchen areas with gas hob, gas oven, fridge/freezer, toaster, both Italian moka and filter coffee machines, kettle, dishwasher and washing machine. There is a fireplace and a table which can seat up to 10 persons.

There are two bedrooms each with a double bed and a single bed. Both bedrooms have en-suite bathrooms with shower.

In the garden, shaded by chestnut trees and with a view of the swimming pool, there are two beautifully furnished areas for relaxing both with a gazebo with curtains, travertine table and wrought iron chairs and settees with comfortable cushions. There are two barbecues and two outside showers.

The apartment is very well furnished and there is central heating. In the villa's grounds there is ample parking space.

This home is situated amidst a beautiful environment which is renowned for its mild climate, beauty, history, poetry and famous wine. You will find numerous vineyards serving local dishes along with their fine wines. Examples of wines in the region: DOC Bolgheri, DOC Montescudaio, DOC Val di Cornia and DOC and ELBA. You also have plenty of choice when it comes to hiking, cycling and mountain bike trails or you can visit nature reserves (L'Oasi di Bolgheri) or archaeological sites in the area. There are even beautiful beaches with really clear seas which are ideal for swimming, windsurfing and a variety of other water sports. In Baratti and San Vincenzo you will find diving schools. You can take excursions to famous cities like Florence, Pisa, Volterra, San Gimignano, Siena, Mssima Marittima, Perugia and Assisi. Elba Island is located 45 km away and is accessible by ferry, so you can bring your car. There are several stables that offer horseback riding. Children will also find plenty of opportunity to enjoy themselves, for example at the water park in Cecina or the adventure park of Il Cavallino Matto in Castagneto Carducci.
Every Sunday morning at 11:00, beginning from June the 8th, the owner organize guided tours in the botanical garden“La Soldanella". The tours last approximately one hour, depending on the season and which plants and flowers are in bloom and are free of charge.

The price includes:
-Bed, bath and kitchen linen (at least a one-weeks stay)
-Gas / Water / Electricity
-Final cleaning (provided you leave the house in a clean state)
-Crib / highchair (upon request).

Not included in the price:
-deposit: 200 Eur/flat.
-heater, you must request this in advance. The cost is: 2,50 per hour, for the flat Dalia; 2,00 per hour for the flats Erica/Fresia.

Pets only on request.

Tourist tax: 1,50 Euro per night in the period of the 1st of May to September the 15th.
People under 12 years old and disabled + guide are excluded from this tax.
