We offer this villa between April 1 and Oct 31, the best period for pool and outdoor jacuzzi use!
While we enjoy great weather in this 6 month period, It is possible that towards the beginning and the end of this period, you may use central heating.
Further, in the hotter periods, you may wish to use the air con.
In Italy, much of our energy is imported. So, from an ecological perspective, we decided to discourage our guests from using either central heating or Aircon At The Same Time As Keeping Windows And Doors Open (yes, this was happening frequently!).
Therefore, if your use of either exceeds “normal consumption”, you will be charged. However, when doors and windows remain shut, it is highly unlikely you will incur a charge.
These facilities are metered and are entirely under your control.
Since we introduced this measure, guests have been very happy. To date, no one has paid an extra charge. And we have all done our bit towards preserving the earth’s resources.
Marriages + Other Special Events :
If you’re wanting to marry in Italy, this villa provides the perfect location, both inside and outside - see the photos of a room prepared for a wedding. Here there is a 9th bathroom - only in use when this special events room is hired.
We can provide whatever you require.
The basic wedding fee for the service, to include the official documentation and the Special Events room, is 600 euros. The wedding feast and general celebrations can be as simple or as grand as you like.
Tell us your budget and we will advise you accordingly. The same applies to any special event eg an anniversary, a birthday or a family/friend reunion.

In Lazio, just over the Umbrian border into Tuscany, this enormous luxury villa consists of 4 self catering, independent apts.
Each of the 4 apartments has :
a private terrace with dining furniture

a fully equipped kitchen that includes a hob,
a dishwasher + a microwave
2 bathrooms, each with hairdryer
The largest of the 4 terraces is next to the pool and the jacuzzi. Here, we set up dining facilities to seat up to 24 persons to eat alfresco. And, this is where guests love to be, when not sunbathing or swimming.

Prior to dinner, sundowners on the enormous roof terrace is an absolute joy. The views from this elevated position are world class. A sparkling blue lake. A vast orange streaked sky. Purple hills, tips tinged pink. Creeping shadows of dusk beckoning a bright starlit night. What better way to celebrate a fiery sunset? To toast a silver moon! To pay homage to the creator of this magical mystery. Our universe.

Wake up each day to lazing besides the pool .... or plan day trips. Viterbo and Orvieto, both with fascinating histories, are within easy reach.
Explore the Tuscan coast.
Or the Umbrian mountains, home to porcupine, white cows with tingling bells, black squirrels, wild horses, wolves and the fabled black bear. Yes, as I was once warned by the chief of police, who, after many long hours, along with several official search parties, had found me clinging to a precipice..... “Never forget these are Real mountains. Never deviate from the marked trails !”. After that experience, some 20 years ago, I advise you likewise!!
Maybe an easy day trip to Rome.
Or stay local. A cathedral, bars and restaurants are a mere stone's throw away at Montefiascone.

The pool and Jacuzzi are situated on a large, paved, terraced area with sun loungers, tables and parasols. Surrounded by lawns and trees.
In this large solarium are 4 umbrellas, sun beds, tables and a shower.
The pool and the jacuzzi are lit with multi coloured lighting.
Here, you can organize private parties and dinners. A guitar is available, if you play!
Roman steps lead into the pool.
Pool Size: 7.5m x 3.5m, 1.4m deep. Open from May to October, weather permitting (and it usually is). Gated.
